What exactly is a St. Barts “villa” rental?
A “villa” is any privately owned home on the island. It can range from a one-bedroom cottage on the beach to a sprawling seven-bedroom estate on private gated grounds. There are very few apartments, condominiums, or townhomes on St. Barts. Almost all of our villas are stand-alone homes that offer a more private experience than a traditional hotel would. Our clients tend to prefer a villa due to its privacy and their ability to do what they want, when they want, without fear of disturbing other guests.

Are St. Bart villa rental rates different at certain times of the year?
In general, St. Bart villa rentals have three different rate tiers during the year. St. Barts is a very popular destination for the Christmas and New Year’s holidays, and rates will generally be the highest during this time period. The high season is generally defined as January 1st through April 15th. The best rates are offered during the low season (April 15th through December 15th).

How far in advance do I need to book a villa?
Certain popular villas will book up as far as a year in advance. This is mainly because a client has stayed there for years and simply rebooks the same week year after year. A general rule of thumb is that you should plan on putting a deposit down on your St. Bart villa rental about three to four months before your anticipated trip if you want to secure a particular villa. However, you will find that we typically have many options available for those planning a last minute trip.

How much of a deposit is required to secure a St. Bart villa rental?
Once our villa specialist has assisted you in selecting the right villa for your stay, you will need to send in a 30% non-refundable deposit in order to secure a villa rental. Because of the very high demand for St. Barts villas, owners require all deposits to be non-refundable. This is because they have effectively taken their home off the market for the period of your stay. We highly recommend you purchase travel insurance for your vacation in case something should cause your plans to change. The balance of your St. Bart villa rental charges will be due 60 days before your arrival. If you book a stay that is upcoming in less than 60 days, the full payment is required at the time of making your reservation.

When will my final payment be due?
After the initial 30% deposit, final payments are required 60 days before your scheduled arrival. If you are booking a villa for a stay coming up within the next 60 days, full payment will be required at the time of reservation.

What forms of payment do you accept?
Your villa reservation is not considered confirmed until the deposit has been made. You may pay with personal check (reservation cannot be confirmed until the check has cleared), certified check, wire transfer, or a major credit card (Mastercard, Visa, American Express). All credit card charges incur a 2.5% surcharge.

What happens after I have confirmed my villa reservation?
Once you have confirmed your St. Barts villa rental reservation, we will start working with you to plan all aspects of your getaway. You will receive a pre-arrival package from us including maps, checklists, restaurant guides, activities, etc. All of this is to help get you more acquainted with the island so we can assist you with planning every little detail of your stay—with as many activities, or as few, as you desire. We will notify you when your final payment is due. Just prior to your departure, we will send you a complete itinerary of your trip along with important contact information. After that, the only thing left to do is relax and enjoy your one-of-a-kind experience in St. Barts!

What is your cancellation policy?
Given the high demand for St. Bart villa rentals, all deposits and final payments are NON-REFUNDABLE. Each villa is privately owned and many of these owners rely on the vacation bookings in order to cover the expense of maintaining the villa. We highly recommend our clients purchase travel insurance should unforeseen circumstances cause their plans to change. Our experienced and knowledgeable villa specialists can point you in the right direction to purchase travel insurance should you be interested.

Should I buy travel insurance?
St. Barth Exclusives highly recommends that you consider buying travel insurance for your St. Barts vacation. Between travel costs and the rental cost of the villa, you have invested a lot of money in your trip to St. Barts. We are happy to recommend a travel insurance company for you to review the types of coverage options that would meet your needs.

What is included with your St. Barts villa rental?
Your rental rate includes all of the following:

  • Daily housekeeping—except Sundays and holidays
  • All linens and towels
  • Personal greeting at the airport/ferry terminal
  • Private escort to your villa and then an orientation on the villa and how everything operates
  • Complimentary bottle of water and wine upon arrival to your villa
  • Concierge services to assist you with restaurant reservations, pre-stocking of your villa, arranging activities, etc.
  • Seven-days-a-week customer service in case any issues arise with the villa during your stay

How do I get the keys to my villa?
A representative of St. Barth Exclusives will personally greet you at either the airport or ferry dock upon your arrival. It is extremely important that we have your flight and/or ferry information so we can be there for you when you arrive. Our representative will then escort you to your private villa, give you a brief orientation of your property and amenities, and assist you with any questions you may have.

What happens if there is a problem or an issue with my St. Bart villa rental?
While each villa is personally inspected and cleaned prior to arrival, we know that things happen and sometimes an issue can arise or something in your villa may stop working properly. All of our villas are professionally managed by on-island staff who are available seven days a week. We will provide you with emergency contact information both before your arrival and once again after you are settled into your villa (in case you left it at home). The on-island property managers are there to solve your issue as best they can in a timely manner. You are also welcome to contact us directly and we will be happy to assist you in getting the issue resolved.

Is there a minimum stay requirement?
It varies from villa to villa. During Christmas and New Year’s holiday times, many of our villas have a seven- to ten-day minimum stay. While the normal stay in most of our St. Barts villa rentals is seven nights, we are happy to work with you to try to secure a shorter stay. Based on the villa you are interested in, requests for shorter stays require approval from the villa owner personally. Most villa owners are very willing to consider shorter stays, especially in the low season (between April 15th and December 15th).

Is there a limit to the number of people who can stay at my villa?
Yes; each villa does have a maximum occupancy based on the size and number of bedrooms it has. This will be listed on the villa description and included in your villa rental agreement. In general, the limit is two persons per bedroom rented; however, this does not include infants in cribs. These occupancy limits are strictly enforced and any violation of these rules may be grounds for your removal from the villa without refund.

Do I need to rent a car while in St. Barts?
Yes; without a doubt, this is a necessity! St. Barts is an island where you will want to get out and explore every part no matter where you are staying. Taxis can be expensive and sometimes take awhile to arrive. We are happy to assist you with selecting the right type of car and also reserving the rental for your trip. It is important to note that some villas will require a four-wheel-drive vehicle due to their location, terrain and steep driveways.

What time is check-in/out?
Check-in for both villas and rental cars is 3 p.m. local time. However, please let us know if your flight will be arriving earlier and we will take every step possible to get you in your villa sooner—provided it has been cleaned and inspected after the previous guests have departed. Check-out is noon on the day of your departure. Failure to depart by noon may result in a charge for an additional night. This is required in order to clean and inspect the villa for the next arriving guest.

Will I need a passport?
Yes. St. Barts island requires a valid passport in order to pass through immigration and customs. You will also need this to get through customs in St. Marteen (SXM), whether you travel by plane or by ferry.
